The firm was created in response to a clear gap in the market: sophisticated buyers and sellers want direct access to the principal, good analytics, and disciplined execution—without the inefficiencies and handoffs common at larger companies.

Leveraging more than two decades of experience across consulting, M&A advisory, and commercial real estate brokerage, Hospitality Realty Partners operates as a streamlined, boutique firm dedicated exclusively to hospitality assets. Engagements are intentionally limited, allowing for hands-on involvement, tailored strategy, and concierge-level service throughout each transaction.

The firm advises on the purchase and sale of hotels through analytically driven, disciplined, and confidential sale processes. Each assignment is approached with a clear understanding that successful transactions must balance price, certainty of execution, confidentiality, and timing. Strategy, underwriting support, positioning, buyer selection, and negotiation are managed directly by the principal from start to finish.

Get to Know Me

Robert Rauchhaus advises clients on the purchase and sale of commercial real estate and operating businesses, with a special commitment to the hospitality industry. His expertise stems from multiple sources. He regularly leverages direct transaction experience, including a broad network of buyers and sellers developed through prior deals. He also draws on the knowledge, resources, and industry contacts gained through his certification in Hotel Real Estate Investments and Asset Management from Cornell University. In addition, he maintains a broad industry reach by regularly attending leading hospitality investment conferences, including the Americas Lodging Investment Summit (ALIS) and the Lodging Conference.
 
Robert’s professional background includes strategy consulting with McKinsey & Company, M&A advisory work with First Principle, and ten years of commercial real estate experience with the Radius Group. His analytical rigor and ability to negotiate complex transactions are shaped in part by his academic training. He earned his BA, MA, and PhD from the University of California, Berkeley, where his work applied game theory and statistical methods to bargaining and conflict management.
